What Separates a Real Repair From a Skim Patch

If you are not ready to repave your parking lot but need repairs, it is worth understanding what actually makes a quality repair. Some contractors offer cheap skim patches, where new asphalt is installed straight over the damaged area. That is not durable — the damaged asphalt underneath cannot support the new layer properly, so the failure comes back through.

We take a different approach. We saw-cut and remove the damaged asphalt, then apply asphalt tack to bond the old and new pavement, which produces a repair that lasts for many years. It costs more on the invoice than a skim patch and it is cheaper by a wide margin over any timeframe that matters, because you pay for it once.

Saw-cut, not smeared

Clean vertical cuts back to sound pavement. A defined edge is what lets a patch bond and hold instead of ravelling from its perimeter.

Failed material removed

The damaged asphalt comes out rather than getting buried. If the base under it is compromised, that gets addressed too — otherwise the patch fails for the same reason the original did.

Tacked joints

Asphalt tack bonds new material to old. It is the step that turns two separate pieces of pavement into one surface, and it is the step cheap patching skips.

Diagnosis

We work out why the pavement failed, not just where. Potholes that keep coming back in the same spot are a drainage or base problem, and patching the surface forever will not fix it.

Saw-cutting

The failed area is cut back to sound pavement in clean lines, squaring the repair rather than chasing a ragged edge.

Removal and base

Damaged material is removed and the base is checked and compacted. This is the step that decides whether the repair lasts.

Tack, fill, compact

Tack coat is applied to the cut faces, new asphalt is placed and compacted flush to the surrounding surface so water runs over the repair instead of into it.

Asphalt Repair Questions

Why do my potholes keep coming back in the same place?

Because the surface was patched but the cause was not fixed. A pothole that returns in the same spot is almost always telling you that water is getting into the base there — bad drainage, a low spot that ponds, or a failed base under the patch. Until that is corrected you are buying the same repair on a loop. We look for the cause first, which occasionally means the honest answer is that the area needs more than a patch.

How do I know if I need repair or repaving?

Roughly: if the failures are isolated and the rest of the lot is sound, repair is the right money. If failures are spread across the lot, keep multiplying, or the surface flexes under load, you are past the point where patching is economical and repaving is the cheaper path. We will give you the straight version — including when the answer is that you have another few years of repairs left in the lot.

What is wrong with a skim patch?

It puts new asphalt on top of failed asphalt. The damaged material underneath cannot carry the new layer, so the patch flexes, cracks and lifts — typically inside a season or two. It is the cheapest line on a quote and the most expensive thing on the lot over five years.
